General Statement of Duties: Performs a variety of housekeeping, grounds keeping and snow removal functions along with routine trade-related maintenance. Housekeeping is the primary function which includes, but not limited to, cleaning and maintaining offices, rooms, bathrooms, lounges and corridors; stripping, waxing and buffing floors, vacuuming and shampoo carpets; dusting; empty waste receptacles and removing waste. Assist with snow removal functions which may include but not limited to shoveling, operating snow blowers and related equipment. On occasion may be required to perform basic grounds keeping functions such as, but not limited to, mowing, raking, weeding, planting and pruning of flowers and shrubbery. The basic purpose of this position is to perform various manual tasks required for the maintenance of the buildings and grounds of the University.
Duties & Responsibilities:
Performs a variety of housekeeping functions related to cleaning offices, rooms, labs, lounges, corridors, and other University spaces which includes, but not limited to, washing windows, woodwork, toilets, lavatories, fixtures; dusting and polishing furniture, wood, and metal surfaces as appropriate
Performs a variety of task related to maintaining of flooring surfaces including, but not limited to, stripping, waxing, buffing, vacuuming and shampooing floors.
Performs a variety of task related to collecting and removal of trash, debris and recyclables.
Performs inspections of interior of buildings for cleanliness; and to ensure efficient utilization of resources and materials; inspections of equipment and tools making appropriate reports of findings.
Assist with preparing work standards; coordination of work activities within assigned area to ensure effective operations; and participate with management in development of work plans and solutions.
Requires daily operational supervision of employees of a lower grade
Performs a variety of general maintenance and repair functions but not limited to those of housekeeping including assisting trades staff
Assist with performance a variety of basic groundskeeping functions including, but not limited to, mowing, raking, weeding, and planting and pruning of flowers and shrubbery when applicable.
Assist with the maintenance of walkways including snow and ice removal, sanding/salting, and sweeping
Operates mechanical equipment related to housekeeping and groundskeeping such as vacuums, buffers, floor cleaning machines, carpet scrubbers, mowers, and snow blowers.
Handles a variety of materials, equipment, supplies and furnishing arriving at or departing from building; including but not limited to shipments, relocations, and disposal of such items; maintain appropriate records of such items per the University process.
Locks and unlocks premises using a variety of techniques including mechanical keys and electronic locks; reporting hazardous or unusual situations to the appropriate personnel.
Knowledge of-the principles, techniques, terminology and materials used in housekeeping and groundskeeping operations.
Knowledge of proper techniques, proper use, and products related to cleaning supplies and equipment
Knowledge in the use care and maintenance of housekeeping and groundskeeping equipment including, but not limited to, vacuums, buffers, snow blowers, floor cleaning machines .and hand-held power tools.
Knowledge of safety practices and procedures followed in maintenance housekeeping and groundskeeping including handling of hazardous materials.
Knowledge of the principles, practices and techniques of supervision.
Ability to understand and apply the laws, rules, regulations, policies, procedures, specifications, standards and guidelines governing assigned unit activities.
Ability to follow oral and written instructions.
Ability to work in a team setting; ability to establish and maintain harmonious working relationships and to deal tactfully with others.
Ability to lift and carry objects weighting up to 50 pounds.
Ability to climb ladders and scaffolds; to stand, bend, stoop, kneel, twist and reach for prolonged periods of time; physical stamina and endurance.
Possess mechanical aptitude and manual dexterity.
Possess current/valid Massachusetts motor vehicle operator's license.
Minimum of two years of full-time custodial/housekeeping experience or related work. Experience or training in supervision preferred.
Must be able to satisfactorily pass a check conducted by the Criminal History Systems Board (CORI check) and background screening.
Ability to perform above duties with or without reasonable accommodation.
