Oversee and participate in the work of employees engaged in the upkeep, maintenance and repair of the college property and related structures and/or college utility system. Maintain records of work programs, materials and equipment used, etc. Coordinates with the Staff Associate of Facilities Management-Building Services & Operations and fellow maintenance working foreman to ensure campus work is progressing on schedule.
DUTIES & RESPONSIBILITIES:
Oversees and participates in the work of employees engaged in the maintenance and cleaning of the college property.
Oversees progress of janitorial work to evaluate workmanship to ensure compliance with established work standards and report progress to superiors.
Reviews, performs and supervises completion of work orders.
Reviews sketches and diagrams to determine material, equipment and personnel necessary to complete required work.
Maintains records on such matters as work progress, work completed, and materials and equipment used.
Reports records of employee attendance.
Requisitions supplies and equipment for the campus.
Performs preventive maintenance of Janitorial tools and equipment.
Oversees and participates in snow removal and ice control work; grounds-keeping work and sweeping walks and sidewalks and removing and disposing of refuse.
Oversees and Participates in loading and unloading of vehicles.
Oversees and Participates in moving and setting up furniture.
Reports hazardous and unusual situations to the appropriate authorities.
Makes general repairs of simple nature including minor repairs to janitorial lavatories, sinks furniture etc.
Operates class 3 motor vehicles, buffers, or other similar mechanical or power-driven equipment.
Oversees and Participates in replacing interior and exterior lamps that are burnt out.
Provide on the job training to employees.
Oversees that employees follow the rules and regulations governing the college and or department.
Provide information and or alter supervisors regarding condition of furniture, equipment, physical plant and college property.
Performs other related duties as required.

SUPERVISION EXERCISED: Incumbents of positions at this level exercise direct supervision (i.e., not through an intermediate level supervisor) over, assign work to and review the performance of 1 - 5 maintenance personnel.
SALARY:$804.43 per week ($41,803.36 per year) with fringe benefits. An appointment made from outside the bargaining unit (AFSCME) must start at Step #1 of the range.

Must have at least two years of full-time, or equivalent part-time, experience in building maintenance, repair and/or construction or in a building construction trade.
Ability to follow oral & written instructions (i.e. read and interpret drawings, job layouts and room sketches.)

Knowledge of the types and the uses of equipment and materials used in interior/exterior maintenance.
Skill in using small hand tools such as pliers, hammers, screwdrivers, wrenches etc.
Ability to work along with and supervise subordinates, and motivate subordinates to work effectively.
Ability to plan and assign work according to the nature of the job to be accomplished.
Ability to determine subordinates training needs and provide or arrange for such training.
Ability to determine the need for disciplinary action and either recommending or initiating disciplinary action.
Ability to operate a motor vehicle. Candidates will be required to present a copy of a valid Massachusetts class "D" operator's license and a copy of driving history record from the Massachusetts Registry of Motor Vehicles.
Ability to pass a pre-placement physical.
Candidates will be required to pass a CORI/SORI background check as a condition of employment.
