Overview: The Senior Property Manager is under the direct supervision of the Regional Property Manager and/or the Managing Director. The Property Manager is responsible for the operations of assigned Portfolio properties including oversight of the personnel and on-site management staff.
Location: Northern Indiana portfolio
Essential Functions: • Oversee the Leasing, A/P, Rent Collection, Re-certifications, maintenance scheduling, vendors, management reviews and physical inspections at the assigned properties including fill in for site managers as needed for vacations, illnesses, busy times and during staff turnover (billed back to properties) • Audit resident files to ensure compliance with government regulations including HUD, RD, LIHTC, HOME, etc. Train site manager on such procedures. • TRACS/MINC for all assigned properties • Distribute EIV reports to assigned properties by the 10th of each month and track all Income Discrepancies, Failed Verification & Existing Subsidy findings until fully reconciled (billed back to properties) • Ensure all EIV reports are removed from tenant files upon move out and filed in a separate file categorized by year (billed back to properties) • Ensure all EIV & NDNH reports are destroyed three years after move out by shredding and that the files are properly documented (billed back to properties) • On-call schedules • Newsletters • Coordination of tenant services • Assist with Occupancy Reports • Assist with Management of waiting lists
• MSDS Sheets – ensure all properties have appropriate MSDS sheets
• Guidelines for Living – Monitor and ensure accuracy for compliance • Assist with Advertising & tracking of AFHMP
• Assist with coordination of Open Houses and set-up of new developed properties • Assist with approval of A/P • Assist with staff training • Assist with preparation for Safety/Training Meetings • Cross training with RPM’s duties • Assist with obtaining grant information • Assist with R/R Requests • Assists with budget preparations • Prepare for and attend Board Meetings as needed (inclusive of preparing minutes) • Organize special functions (i.e. Holiday Party) • Work with Regional Property Manager on the Management Reviews and REAC Inspections • Assist with developing policies and procedures, training manuals and implementation at site level

• A high school diploma or the equivalent is required. • Knowledge of compliance with HUD rules and regulations is required. • Strong organizational, interpersonal and customer service skills required. • Office and computer experience is preferred. • COS (Certified Occupancy Specialist) designation or the equivalent (ex. STAR, TCS etc.) and the ARM (Accredited Residential Manager) or equivalent designation are required or a plan must be in place to obtain the designations within the first two years of employment.
