Full Time - Experienced
The General Manager will:
Oversee day-to-day operations of a regional mall through a variety of programs designed to ensure productive and profitable merchants and a properly maintained property.
Work with marketing staff to maximize profits by increasing sales in the shopping center.
Establish and maintain harmonious tenant relations; provide merchandising assistance to tenants whenever required.
Supervise hiring, training and work of all shopping center employees.
Oversee the general quality and evaluation of all employees in the shopping center and take specific responsibility for changes and status of all staff on site.
Supervise the activities of all contractors on-site.
Supervise, in close cooperation with on-site staff and home office personnel, tenant obligations including accounts receivable, insurance, sales reports, etc.
Develop and maintain effective working relationships with local community and government organizations.
Gain a comprehensive understanding of City of Philadelphia processes and organization in order to ensure compliance with codes, permits, and new programs.
Coordinate the preparation of center's annual leasing game plan with objective of maximizing sales with the assigned Leasing Representative.
Establish annual operating and capital budgets, administer funds and incur additional expenses as necessary.
Review monthly accounts receivables to ensure timely remittance of delinquent charges.
Maintain final authority for monthly sales and receivables reports, as well as weekly payable approvals and payroll.
Be responsible for all functions as determined by Regional Manager or VP, Asset Management.
Serve in a support capacity to the construction, leasing, development and asset management teams.
Be the Center’s face to the community and, as such, must be articulate and polished.
Maintain strong relationships with local businesses, government departments, and community organizations.
Conduct property tours with prospective tenants, and investors.
Oversee out-sourced department heads for security, housekeeping, maintenance and landscaping.
Complete all other duties as assigned.
Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.
Bachelor's Degree highly preferred; advanced degree preferred
Certified Shopping Center Manager (CSM) preferred
Seven years minimum in Shopping Center Management
Knowledge of retail management, property management, accounting, security and physical plant management.
Major redevelopment / renovation and subsequent grand opening experience preferred
Ability to communicate effectively, both orally and in writing, with all levels of management, staff, business representatives and the general public.
Effective interpersonal skills.
Experience working with complex budgets.
Experience working with large centers and staff.
Experience working in urban/city based shopping center
Willing to work in a fast-paced environment
Must be organized and detail oriented.
Because of initial dual reporting, the GM must be politically astute, dealing with multiple department heads.
Knowledge of the Philadelphia market preferred
