DUTIES: Professional position responsible for ensuring the safe and practical operation of all infrastructure repairs, maintenance and preventive maintenance. Management of Department Maintenance Management System and Maintenance Operations Control Center. Plan, design and estimate the cost of renovation projects; evaluate the need and provide estimates on labor and materials and total cost of work required. Determine means in which the work should be done. Establish and institute maintenance procedures for equipment on campus. Meet with department heads to schedule and/or prepare for upcoming maintenance repairs and projects, immediate needs and requirements of the department. Manage status of repair work and construction completion dates for in-house labor projects. Prioritize maintenance work and construction projects in conjunction with supervisors. Daily coordination with shop supervisors and/or Assistant Facilities Program Coordinators to schedule and discuss routine work for the day. Supervise trades personnel, as well as specialized construction crews. Prepare employee evaluations, conduct interview, and participate in employee investigations for disciplinary actions. Respond to campus -wide emergency calls, which require individual to be on a 24-hour call. Knowledge in evaluating problems and deciding what emergency action is required. Determine if emergency repairs are handled by in-house or contractors. Knowledge of physical plant statistical analysis, plant analysis and architectural aesthetic of all building characteristic required for various annual reports. Knowledge of architectural as well as mechanical aspects of plant faculties needed. (DUTIES AND RESPONSIBILITIES ARE NOT LIMITED TO THE ABOVE POSITION DESCRIPTION) QUALIFICATIONS: REQUIRED: Technical training with 10 years in facilities management in a hospital environment. Strong administrative leadership skills with knowledge & background in supervising large trades staff in a civil service setting. Familiarity with variouse fields of disciplines, ability to read & interpret architectural & mechanical blueprints. Full knowledge of local & governing building codes: OSHA guidelines for chemical & staff safety. Must have full knowledge of all standards of JCAHO Environment of Care and ensure compliance to those specific to utilities management. Knowledge of computer software systems. Excellent communications skills. PREFERRED: Bachelor's degree in a related discipline Additional Info: * Represents Location Pay for full-time appointees. Hours of work: 8:00am - 4:00pm.
