Department: Retail Lending Status: Full-Time, Regular Location: Evansville Region
POSITION SUMMARY: Processes retail loan applications both real estate loans and consumer loans from all branches, ensuring all documentation in the loan package is complete and accurate. Documentation includes e-consent, income and deposit verifications, credit, appraisal, title insurance, purchase agreements, bills of sale, NADA if applicable, and any other requirements to be verified before the loan is submitted to underwriting. The first review of the retail loan application is done by the retail loan processor to ensure all the required disclosures have been given at application, acknowledged if applicable, given within the required timeframe and the required fees and documentation by the applicant have been received to underwrite and process the file. Appraisal, flood determination, tax transcript requests, private mortgage insurance if applicable, and title are ordered after conditional approval. The processor is responsible for making sure the documentation is received in a timely manner. Calculation of income is checked using pay stubs, verification of employment or federal income tax returns. Reviews documentation to make sure all underwriting requirements are in the file before submitting for Approval. Responsibilities include sending Government to the investor to underwrite. Other duties include verbal verifications of employment, answering loan advisor e-mails and phone calls, retail lending phone calls, and BSA related functions. Prepare auto and unsecured loans for closing.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
*Reviews application documents
*Reviews file for complete documentation
*Checks for Compliance
*Calculates income, debt, and loan to values
*Edits application in loan origination system
*Submits application to automated underwriting or underwriter
*Reviews finding for requirements
*Orders appraisals, title work, SMR, flood certifications and tracks all documentation for final underwriting
*Prepares and sends out disclosures and re-disclosures if applicable
*Prepares adverse actions and refunds of prepaid fees if any
*Answers questions from loan advisors, answer lending phone line
KNOWLEDGE, SKILLS AND ABILITIES:
A background in real estate, title work or lending would be extremely beneficial. Ability to calculate numbers accurately is a must as well as being detailed oriented to pay attention to the minute details of a task and resolves problems in a timely manner and gathers and analyzes information skillfully. Possessing the trait of being organized or following a systematic method of performing a task. Ability to work together within a team environment to accomplish goals and work with many types of personalities. Good, clear and concise communication skills are essential, time management, prioritize tasks, ability to work independently, perform several different tasks on several different files simultaneously, organization skills and problem solving.
EDUCATION & EXPERIENCE:
*High School Graduate or General Education Degree (GED)
*Prior loan experience preferred
ADA REQUIREMENTS: Work is performed in an open office setting; one must be able to concentrate and perform work in an area that will likely result in the interruptions of one’s duties. Ability to stand for long periods of time. May be required to lift items weighing up to 25-50 lbs.
