The Project Development Manager (PDM) is responsible for most aspects of the planning and development of new independent living, assisted living, skilled nursing communities, or Life Plan Communities. The PDM performs or directs project activities from the time the site is optioned until it is 90 percent occupied. The PDM has direct oversight and responsibility for the occupancy development program.

What you need to know
In conjunction with the Director of Development Services, determines the concept of the project (i.e. size, quality, character, profit potential, etc.) and a strategy for development (i.e. target market, design budget, and pricing, merchandising scheduling, etc.)
Directs, motivates, manages and monitors most members of the development team to bring the project from an idea to reality. This includes:
Establishing all initial budgets and revising them throughout the development process as more information becomes available.
Obtaining necessary government approvals either personally or through attorneys and consultants.
Selecting the architect and interior designer in conjunction with the Director of Design.
Directing and monitoring the project architect throughout the development process in conjunction with Design Manager.
Establishing the project schedule and refining it through the development process.
Monitoring and directing advertising and public relations firms in accordance with the marketing strategy.
Directing and assisting the finance team members with respect to borrowing (i.e. land loan, construction and permanent financing).
Monitoring the number and types of sales and assisting the occupancy development process where possible.
Educating the Operations team regarding the development process.
Working with the Construction Project Manager (CPM) to ensure the punch list and final acceptance process is completed.
Working with Marketing, Operations, and the CPM to facilitate an orderly move-in process (life-care projects only).
Representing the project and Life Care Services to a majority of outside parties including local officials, the general public and the news media
What we are looking for
Bachelor’s degree in Business, Finance, Real Estate, Engineering or related field.
Knowledge of the life-care product and how best to develop a project for the market segments and location selected.
Understanding of the relationships of various budgets (i.e capital costs, construction, furniture & fixtures, advertising, operations, cash flows) required for the project completion.
Knowledge of the design process and the ability to coordinate the architectural design activities to insure optimum functionality while maintaining an aesthetically pleasing building design which is residential in character.
Must be proficient with Microsoft Office (Excel, Power Point, and Word) and able to work in multiple systems.
Must have effective verbal and written communication skills and be thorough and detail-oriented.
Strong project management skills, usually obtained by 5+ years of experience.
