SUMMARY OF JOB:
Manages the design and the construction activities of new developments and redevelopments, the renovation / improvements for large retail/commercial users and assists in the coordination of the project from start to finish.
The Senior Project Manager must be proficient in estimating and capable of managing the construction of complex retail and mixed-use development projects, inclusive of site work, all components of on-site and off-site infrastructure, any necessary demolition of existing retail buildings, and all aspects of vertical construction and re-adaption of existing buildings.
Must be able to work with employees at all levels, work with tenants and outside contacts as required by the job and work extended hours.
Must be able to multitask across multiple projects.
Some travel may be required.
Develops and maintains relationships with national retail anchor’s construction personnel and national, regional and local contractors
Prepares original Construction Cost Requests (CCR’s) and hard cost construction budget for the projects
Reviews existing site and building conditions, plans and criteria, and source documents
Determines scope of work for the project and creates estimating plan Monitors the production of concept, site and construction plans
Identifies issues, conflicts, or restrictions on construction or document plans
Obtains all approvals needed for construction/development
Works with Leasing on all LOIs and all draft leases to help negotiate construction related issues and determine impacts to pro forma, timing, and penalties
Tracks project/plan modifications, estimates the impact, and offers cost-effective solutions
Leads and/or contracts A/E consulting teams to create concept plans for new developments and redevelopment projects, design development, schematic development and completion of construction documents
Submits the plans to permitting/review agencies, works through agency comments, obtaining permits and approval to start construction
Manages bidding process: prepare/review bid and contract documents and award bid to contractors
Oversees construction field activities to ensure smooth execution, timely delivery and maintains budget scope
Processes payment applications and coordinates activities with existing tenants and/or property management.
Releases space to tenants meeting all lease and tenant requirements and criteria.
Closes out the project by obtaining and distributing all proper documentation to involved parties
Tracks financial progress and target of the project: actual costs vs. budget
Assists Tenant Coordination with technical aspects of construction-related issues as necessary
SKILLS & ABILITIES:
Ability to use CAD and Microsoft Project or similar software Proficiency in MS Office
Comfortable utilizing internet
Effective written and verbal communication skills required: the ability to work with teams remotely to accomplish tasks, present or attend meetings
Ability to analyze Architectural and Civil Drawings and Speculations Excellent customer service and conflict management technique Agile problem-solving capability
Ability to multi-task and juggle competing priorities
Ability to read, analyze and interpret the most complex documents, reports, correspondence, safety rules, operating and maintenance instructions, procedure manuals, general business periodicals, professional journals, technical procedures, government regulations, financial reports and legal documents
Ability to write reports, business correspondence, procedures and speeches using unusual and innovative techniques or prescribed style and format
Ability to effectively present information and respond to questions from all audiences
Ability to work with mathematical concepts such as probability and statistical inferences: apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
EDUCATION & EXPERIENCE:
Bachelor's Degree (BA) from four-year college or university
Minimum of 10 years related experience (or equivalent combination of education and experience)
Formal training in design and construction disciplines or college degree in construction management, architecture, and civil engineering preferred
Strong estimating background required (3-5 years preferred) Experience in build-out of tenant spaces for national retail anchors
Ability to read, understand and coordinate architectural and civil drawings and specifications Required to maintain a valid driver's license
