This is managerial work in support for State agencies and universities in the areas of building environmental services, grounds, facility support services, and laundry services.
Ensure Preventative Maintenance tasks, Work Requests, and repairs are completed so that components of the facility and equipment are given the maximum life expectancy. Work involves short and long-term planning skills, sound judgement and discretion in planning a steady workflow for staff and making decisions relative to maintaining standards of production and cleanliness.
Evaluates budget needs, recommends priority of purchases, and is responsible for unit budget decisions. Maintain and monitor an updated inventory system that lists and tracks all supplies & materials ordered, received and used. Manage equipment inventory for all facility equipment. Assist in performing annual inventory in conjunction with the UNCC Inventory Department. Assess equipment needs and make recommendations to the Associate Director for Operations for replacement.
Decides on staffing, appointments, promotions, reassignments, etc. Hire, train, and develop staff members supervised by this position. Manage and oversee personnel and disciplinary actions for all Building Services and Maintenance Staff. Conduct annual review processes for staff in conjunction with established University procedures/protocols. Forward personnel actions/issues to the Associate Director for Operations for review and provide timely updates with accurate information. Examples include coaching sessions, written warnings, recommendation for employment or termination, position changes, and payroll issues. Attend staff meetings and conduct regular meetings with each Supervisor. Ensure time records and leave requests are processed in an accurate and timely manner for Building Services and Maintenance staff. Review and approve staff work schedules based on operating hours and facility needs. Develop strong and well-trained work teams through informal and staff development programs. Develop training schedules and initiatives for staff. Utilize University and other resources to provide professional and personal development of staff.
Provide effective leadership and direction for staff. Demonstrate a positive attitude at all times to preserve good morale among all staff members. Encourage staff cohesiveness and cooperation to build trust and unity. Provide effective feedback to help others improve performance. Be willing to share knowledge and resources with staff and work toward positive outcomes.
Communicates with other administrators in the department to present the mission and goals of the work area and to promote quality and service. Encourages open and effective communication among staff to improve teamwork and sensitivity to customer needs. Submit reports to the Associate Director for Operations that provide accurate updates on the status of personnel, projects, maintenance, purchases, etc.
Minimum Experience / Education:
Graduation from a four-year college or university preferably including courses in business administration and three years of supervisory experience in the assigned area; or an equivalent combination of education and experience.
Preferred Education Skills and Experience:
Demonstrate knowledge of practices and procedures related to event set-up and conversions; typical methods and techniques of cleaning and maintaining the facility equipment; and proper use and care of hand and power tools.
Understanding of general safety guidelines/procedures. Prefer candidate to have some general knowledge of HVAC, electrical, and/or overall building maintenance operations.
Demonstrate the ability to carry out tasks in a reliable, productive and expedient manner and be able to adhere to strict deadlines.
Engage in decision-making that is generally governed by procedure and guided by policy
Understand and work from general instructions, specifications, blueprints, sketches, event documents, and preventive maintenance schedules.
Maintain an effective working relationship with clients, employees, exhibitors, patrons, and others encountered in the course of employment.
