We have an exciting opportunity to join our team as a Financial Analyst.
In this role, the successful candidate Support Housing and Real Estate in all aspects of daily business processes. Ability to perform data mining and analytics, draw relevant conclusions and present findings across levels and business functions. This position would also be expected to forecast revenues and expenditures and advise on future budgeting. Help ensure the financial planning is accurate and aligns with business objectives. This position will act as a direct representative of NYU with the tenant population. Due to the complexity of the systems, this individual will need to be an innate problem-solver with unwavering professionalism. Must be able to communicate with senior staff, vendors and other departments. Must be self-motivated and excel at working independently and as a team player.
Prepare monthly, quarterly and annual Housing Revenue and Vacancy analysis for Senior Management. Requires a deep understanding of finance and accounting to identify key drivers and be able to communicate these findings with management for timely decisions to be made.
Develop, maintain, and run reporting for various month-end and year-end financial reporting for Corporate Finance and Treasury Departments. Requires ability to complete tasks as scheduled and to communicate effectively throughout the organization.
Reconcile tenant security deposit accounts and prepare bank forms for tenant security deposits and refunds. This is an area of liability and needs the attention of a senior level employee as these funds do not belong to NYU.
Daily workload included, but not limited to, 1) coordinating and running tenant billing as required, 2) preparing and analyzing statements, 3) properly tracking and recording payments (of various types) per the lease agreement term, 4) working closely with various other departments (eg Housing team and MCIT), 5) prepare journal entries as needed
Create and maintain process manuals for all tasks of this position. Need attention to detail and work with little to no supervision, calling upon prior work experience as their guide.
Will use extensive knowledge of residential processes to take the lead on troubleshooting the system. Considered as a SME (Subject Matter Expert) in making recommendations for improvements to current processes and procedures as applicable.
Provide timely and concise customer service to vendors, internal departments and other divisions in the review, processing, and provision of information related to the financial obligations.
Understands and follows instructions of Supervisor independently; uses time effectively and is able to multi-task; follow-up on tasks without reminders from Supervisor; able to set priorities independently, but consult with supervisor when appropriate.
Directly handle inquiries from residential tenants regarding statements.
Must use strong finance and accounting background to be able to conduct thorough research of historical data and then reconcile the accounts as per industry guidelines.
To qualify you must have:
BA or BS in Accounting, Finance, Economics or Business with a proven work experience of 7+ years.
Extensive financial experience, preferably in residential real estate.
Strong accounts payable/receivable and overall basic accounting skills (i.e., journal entries, working with G/L, budgeting).
Must possess strategic thinking skills to solve complex issues.
Excellent analytical and reporting skills.
Advanced Microsoft Excel proficiency, including knowledge of pivot tables, preferred.
Must be organized and understand the confidentiality in handling sensitive financial information.
Must have strong customer service and communication skills.
Strong analytic and mathematical skills.
Exceptional attention to detail.
Ability to work well under pressure.
Intermediate knowledge of Microsoft Office (Word, PowerPoint).
Familiarity with databases, preferably intermediate skill level (i.e. Access).
Maintain an acceptable attendance and punctuality record.
