Title: Maintenance Working Foreman

Reports to: Assistant Director of Facilities Operations
General Statement of Duties and Responsibilities
The basic purpose of this position is to direct employees and participate in the upkeep, maintenance and repair of College buildings, grounds, and related infrastructure and building systems; maintain records of work progress, materials and equipment used, perform related work and provide updates as required.
Detailed Statement of Duties and Responsibilities
Oversees and participates in the work of employees engaged in the upkeep, maintenance and repair of buildings and related structures including painting, masonry, woodwork and/or maintaining and repairing building utility systems, including heating, ventilating, air conditioning and refrigeration systems using power and small hand tools.
Observes and inspects progress of work to evaluate workmanship to ensure compliance with established College standards, operational needs of the College, and to report progress to superiors.
Notes and reports hazardous conditions and establishes work priorities based on safety requirements
Reviews work orders, sketches and diagrams to determine material, equipment, and personnel necessary to complete required work.
Determines the need for maintenances or repair of building structures or the maintenance, repair or replacement of equipment to provide appropriate information to superiors.
Maintains records on such matters as work progress, work completed, materials and equipment used, inventories and employees' attendance.
Performs related duties such as adjusting heating and/or air conditioning control to maintain appropriate temperature; requisitioning supplies and equipment; reading and interpreting blueprints and sketches; and performing preventive maintenance on assigned equipment and tools.
Uses equipment, estimates costs, and orders materials typically utilized in building maintenance and repair.
Participates in the cleaning/repair/set-up for College events.
Trains new employees.
Picks-up and delivers various items and supplies from Bedford campus to Lowell campus.
Participates in interviews for staff with supervisor.
Diagnoses electrical, plumbing and HVAC trouble calls to determine the need for technicians to be called-in to service during off hours.
Performs duties as an essential employee in accordance with the AFSCME Collective Bargaining Agreement including reporting to work during off hours to respond to emergencies and perform snow and ice removal including treatment of roads and walkways.
Exercises direct supervision over, assigns work to and reviews the performance of one (1) to five (5) maintenance personnel.
Other related duties, as assigned.
The Maintenance Working Foremen will work indoors and outdoors; lifts and carries heavy objects and equipment; climbs ladders or scaffolds; may work varied shifts and/or irregular hours; may work under exposure to high noise levels, high voltage wires, etc.; and may operate light motor vehicles.
Minimum Entrance Requirements
Applicants must have at least two years of full-time, or equivalent part-time, experience in building maintenance, repair and/or construction or in a building construction trade.
Qualifications Required at Hire
Knowledge of the types and uses of equipment and materials used in building maintenance and repair work and the standard preventive maintenance procedures followed in connection with building structures.
Knowledge of the safety practices and procedures followed in building maintenance and repair work.
Knowledge of and skill in the types and uses of small hand tools such as pliers, chisels, screwdrivers, wrenches, hammers, etc. and hand-held power tools such as drills.
Knowledge of the types and uses of tools and equipment used in grounds keeping.
Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the capabilities of subordinates and available resources; controlling work through periodic review and/or evaluations; determining subordinates' training needs and providing or arranging for such training; motivating subordinates to work effectively; determining the need for disciplinary action and either recommending or initiating disciplinary action.
Ability to follow oral and written instructions and ability to give oral instructions in a precise, understandable manner.
Ability to read and interpret documents such as plans, blueprints, specifications, drawings, job layouts and schematics and ability to understand, explain and apply the policies, procedures, specifications, standards and guidelines governing assigned unit activities, and to maintain accurate records.
Ability to establish and maintain harmonious working relationships with others and to exercise sound judgment.
Ability to stand for prolonged periods of time, lift and carry heavy objects, climb ladders and scaffolds and have physical stamina and endurance.
Construction Supervisor's License preferred
Ability to operate a motor vehicle and have a valid driver's license.
This is a full-time AFSCME position with benefits.
SCHEDULE: Monday - Friday, 6:30 am to 3:00 pm, 40 hours per week. Standby duty during the evenings and weekends may be required. The position is designated essential personnel.
LOCATION: Bedford Campus
SALARY: AFSCME Grade 15, Step 1 starting salary is $836.93 per week
