The purpose of this position is responsibility for real estate project management services within the Charlotte, NC Area and to achieve the company's strategic business objectives. Key focus areas include business development, delivery of excellent client outcomes, management of a high performance team, and oversight of project management services for owners and occupiers of commercial real estate and other 3 rd party assignments across all product types (office, industrial, retail, etc.) l.
Essential Duties & Responsibilities
Responsible for the financial performance of the Charlotte region which includes budgeting, actual results, forecasting, reporting and business development for various project types across multiple market sectors.
Interacts regularly with internal and external clients to ensure that goals and objectives are established and achieved. Develops and implements action plans to correct variances.
Anticipates and responds to the client's needs and concerns. Listens effectively to client and then accurately structures a solution that meets or exceeds the client's expectation that results in a positive outcome.
Manages and leads project management for the Charlotte region leadership team and ensures thorough team understanding and implementation of strategy, operations, policies, and procedures. Formally supervises individual employees.
Responsible for identifying, tracking performance, coaching, training needs, and motivating direct reports and work groups.
Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and work group.
Develops new business growth and maintains existing business relationships. Ability to develop a strategy that will deliver sustainable growth of the Project Management business. Responsible for business pursuits, integration with other CBRE business lines, and cross-selling our CBRE business in the assigned geographic market to achieve the company's strategic business objectives. Responsibilities under this objective include:
* Direct sell clients through team interviews and presentations * Prospect for potential new clients and turn this into increased business. * Meet potential clients by growing, maintaining, and leveraging your network. * Identify potential clients, and the decision makers within the client organization. * Research and build relationships with new clients. * Set up meetings between client decision makers and company's practice leaders/Principals. * Work with team to develop proposals that speak to the client's needs, concerns, and objectives. * Lead the fee development for the solution/service. * Oversees the creation of a wide variety of customized, professional-quality marketing materials for new pursuits (most commonly written proposals, RFP responses, and graphical presentations)
Strong presentation skills that are applicable both internally and externally with respect to articulating complex issues into simple understandable solutions, can build an effective sales strategy, and mentor others in presentation skills.
Exhibits a complete understanding of company's corporate governance policies and procedures. Responsible for ensuring corporate governance policies and procedures are adhered to within work group.
Oversees the preparation of accurate, timely, and complete reports to the client and company.
Participates in civic and business organizations. Conducts and maintains relationships with industry and trade associates, vendors, and professional organizations

EDUCATION and EXPERIENCE
Minimum 10 to 12 years Project Management business development, account management and operations experience.
Experience managing and leading a project portfolio with project values ranging from $1M to $100M to include tenant improvements, building infrastructure improvements and ground up construction
Familiarity and relationships with the Charlotte design, construction and project delivery vendor community.
Direct experience with the commercial real estate process from planning/programming, site selection, due diligence, lease/transaction negotiations and language, design, procurement, execution, through close out.
Combination of a bachelor's degree in Project Management, Business, Real Estate and/or operational experience. Masters degree also desirable.
Prior experience in a supervisory position (direct report responsibilities) preferred if specific duties include direct report responsibilities.
CERTIFICATES and/or LICENSES
LEED AP preferred PMP preferred (US and/or Canada) CCM preferred
