Requirements

The Building Maintenance Worker performs general building trades work in maintaining building structures, systems and equipment and related components as part of the services provided by the facilities management department to maintain University buildings. S/he performs semi-skill maintenance and repairs in accordance with industry/trade practices and provides daily maintenance support to building users through responses to calls for service, scheduled preventative maintenance inspections, and similar service. The incumbent uses all standard tools, equipment, materials, and supplies of the trade and observe all safety rules, regulations and precautions in performing their duties. Reporting directly to a Zone Manager or a Central Shop Supervisor along with employees of other trades, and trades helpers, the Building Maintenance Worker has additional duties that include but are not limited to:

• Ensures completion of general building structure and systems work to support University operations, responding to work order requests, written, and verbal requests from users.
• Ensures completion of paperwork to assure accountability and records actions taken in response to work orders and other requests, entering such information on forms, documents and/or into computerized record system as needed.
• Ensures that work is performed in accordance with applicable building codes and local government regulations, using and disposing materials in accordance with applicable environmental safety and control regulations.
• Keeps abreast of changes and new developments in applicable environmental safety, control regulations, and applicable codes and regulations.
• Ensures efficient and economic use of supplies and materials to conserve University resources.
• Draws and/or requisitions supplies, parts, materials and tools needed to effect repairs, and uses such items economically to avoid undue costs, keeping supervisor informed of supply/material needs to ensure that adequate inventory is maintained.
• Provides supervisors and department management with advice and suggestions regarding work methods, procedures, parts, tools and related matters for the purpose of improving the effectiveness and cost of service.
• As assigned, conducts tests or pilot programs to evaluate new products methods or procedures; monitors tests and reports test results with recommendations to supervisor.

Requirements and Qualifications

• High School Diploma or equivalent
• Two years' experience performing general building maintenance work utilizing electrical, plumbing, carpentry/lock, and basic HVAC maintenance skills
• Completion of a training program in general building maintenance that includes basic electrical, plumbing, carpentry, lock and basic HVAC maintenance
• Valid and current driver's license from Maryland, Virginia or District of Columbia
